Our staff has experience in all property types, with particular expertise in mixed-use, multifamily, retail, and residential. We have operated in nearly all jurisdictions in Western Washington and addressed nearly every type of issue, from contamination to condemnations.



Mixed Use

This is the convergence of the two specialty areas of the company, multifamily and retail. These types of developments are becoming much more commonplace due to the evolving development requirements spawned by the Growth Management Act. Project characteristics of particular interest are downtown revitalizations, redevelopment and infill projects, and the rehabilitation of Brownfields.

Multifamily

This is perhaps our strongest suit. We have been involved in multifamily rental properties for several decades, and for nearly the past decade, we have been involved with the development of condo projects at varying price points. Very recently we have had intensive experience in the development of market rate, independent senior, and low-income apartments, having gained zoning concessions, land use entitlements, and building permits for well over 1500 units in the past two years alone.

Retail

Developers and investors are tied to the rental income stream, so every aspect of the project has to be strong. Finding the right mix of compatible tenants whose combined appeal strengthens the draw of the center as a whole and negotiating agreements to preserve everyone's interests is a great challenge which we love. We further recognize that the success of the retail portion often decides the feasibility of otherwise good multifamily deals in mixed-use zones. We know that retail opportunities are very perishable, so we pay particular attention to the viability of retail space in mixed-use projects.

Residential

We have another specialty in entitling Townhomes and Single Family Attached to traditional single family residences, we have typically maximized density in Subdivisions and Planned Unit Developments. infill locations on challenging sites for both developers and individual families.

Office & Industrial

We have experience in office, medical office space, as well as light industrial and warehouse. This additional exposure helps us be flexible to find synergies in mixed-use projects or diversify the tenant mix, to help fill lesser-trafficked areas of retail centers, and to develop small retail centers in industrial areas. For example, grouping medical office with a senior housing population in one mixed-use building adds value to both segments of a mixed-use project where a vacant retail or live-work space might be the cost of building the profitable residential portion.
